As specified in your lease, rent is due on the first of every month. There is a 3-day grace period to allow mailed rent checks to come to us, and late fees will apply, according to the Lease Agreement, to payments received by us after the 3rd of the month.

Every month around the 23rd we will send you e-mail reminders about the next month’s rent. You are still responsible to pay rent even if not reminded to do so. Holidays are no exceptions. Please understand that to be fair to all residents, we need to charge late fees to those that don’t make rent payments on time.

We offer the following rent payment options for your convenience.

1. PayPal (cash balance or eCheck from your bank)
2. Your bank's online bill pay
3. Pay by mail
4. Pay in person

Option #1 PayPal (linked to your bank account)

If you have a PayPal account, you can send us a rent payment that is drawn from your bank account (no credit cards please).

Note: We will have to deny credit card payments because PayPal charges 3-5% fees that we don’t want to pass on to you.

The easy way to pay us rent is to send an "eCheck" from PayPal:

1. Make sure you have a bank account set up in My Account -> Profile -> Financial Information -> Bank Accounts.
2. Go to "Send Money" -> Pay Anyone tab, then fill out our email "Manager@DeluxeStudentHomes.com", rent amount, select "Personal" tab, then select "Payment owed" (see below).
   
   
3. Continue to the next page, make sure your Payment Method is either PayPal Balance or Instant Transfer (drawing money from your bank account).
   Note: You must have enough money in either your PayPal account balance or your bank account balance. Please do NOT use a credit card as there will be PayPal fees which we do not want to add on to your rent.
4. Enter your name and unit address (e.g. 2014 S. 8th St. #A) in the "Subject" field, so we can give you proper credit.
5. Confirm everything and hit "Send Money" button.

Option #2 Use Your Bank's Bill Pay Service

Your checking account at your bank may come with “online bill payment” service that you can utilize, so check with your bank to see if this is an option. This will save you from writing paper checks and finding envelopes and stamps every month.

Schedule rent payments to us BEFORE the 1st (e.g. 27th of the previous month) of every month (recurring payment) in case of mail delays.

Note: This method actually results in a paper check being mailed to us from your bank, rather than electronic funds transfer, so please schedule your payment in advance.

Also, make sure you check your account balance before end of the month to make sure there are enough funds in your account to pay for the rent.

Option #3 Pay By Mail

• Make your rent checks payable to “Deluxe Student Homes”.
• DO NOT send cash in the mail.
• Note your address and unit on the “memo” line for proper credit. E.g. “2014 S. 8th St. #A”.
• IMPORTANT: failure to note your unit address on your check could cause delays in processing your payment.
• Put all checks (from all roommates) in one stamped envelope addressed to:

Note: mail your check BEFORE the 1st of the month (e.g. 27th of the previous month) to ensure timely delivery. To avoid late fees, we must receive your check by the 3rd of the month that it is due. For example, mail May rent check on April 27th.

Once you have moved in, we will provide some mailing labels for your convenience. If you run out of the labels, let us know and we will send some more your way.

Option #4 Pay in Person

Make arrangement to give your rent to your property manager Barry personally. Make sure you do this before the rent due date.

• Make your check payable to “Deluxe Student Homes”
• Note your address and unit on the “memo” line for proper credit. E.g. “2014 S. 8th St. #A”
• If you ever pay by cash, please make sure you hand it off personally to Barry and ask for a receipt immediately with your name as well as the date and amount paid. DO NOT leave any cash unattended or drop it off when no one is in the office.
